Click on one of the following links to see information for one of the following rent calculation types:
Note: When Tenant Management Settings has the Prompt to Create Retro Entries in Rent Calc box checked, a change to a prior rent calculation may prompt users to review suggested transactions that may be posted to the tenant's account. This process does not currently apply to Tax Credit properties.
At the top of this program are functions such as save and delete. For more information on the functions available click here.
The tenant name and number from the Tenant Master (Active) header will be displayed in red (read only), green (edit mode), black (program is not using enhanced edit and the file can be changed) or blue (an archive copy is open). The header information may not be changed in this area.
This area defaults to the effective date entered on the front screen of the Tenant Master. The date may be changed if needed.
Caution: Adding a rent calculation for a date that is different than the effective date in the Tenant Master may affect other programs/utilities within the Tenant Management Module.
To view other saved rent calculations by date use the triangular arrow keys on the main Navigation bar or use the F7 and F8 keys to scroll through saved rent calculation dates.
Note:

The system will calculate the total tenant payment amount.
The Total Tenant Payment from the TTP tab page is shown in this field.
For a Family Self Sufficiency Tenant the amount that has accumulated in their account will be shown in this field.
Ceiling rent amounts are pulled from the information entered in the Area Master or the Community Master. If amounts have not been entered in these areas or to adjust the amount, a ceiling rent amount may be entered manually.
Flat rent amounts are pulled from the information entered in the Area Master or the Community Master. If amounts have not been entered in these areas or to adjust the amount, a flat rent amount may be entered.
Select one of the following types for the rent calculation:
Income
Flat
The Prev Flat Rent amount will be displayed for Flat Rent Calculations, when applicable. This field is not available if there are no previous flat rent calculations for the tenant.
The Max Flat Rent amount will be displayed for the tenant. Flat rents are not to increase by more than 35 percent of the existing flat rent amount due the implementation of PHA's flat rents to 80% of FMR. which goes into effect by June 1, 2014.
This field will not be displayed when the Rent Calculation is Income based.
This field will display the calculated gross rent.
The bedroom size is pulled in from the unit master.
Utility allowance information is setup in the Utility Allowance Table and assigned in the Community Master or the Unit Master.
The Utility Allowance may be entered or adjusted as needed.
Displays the calculated contract rent.
Utility payment information is shown here, when the software is setup to do so and payments are going directly to the utility.
A comment regarding the rent calculation may be entered.
NOTE: This page is only shown when the unit master and settings files have been setup for this option for the tenant.
Totals may be shown for the following:
Gas
Electric
Water
Sewer
Shows the total amount to be paid to the tenant.
This page is available if the Community Master for the tenant has been setup with one to five Other Monthly Charge Codes.
In any of the available charge fields, enter an additional charge for the tenant.
Enter a date to begin the retroactive or special payment.
Enter a date to end the retroactive or special payment.
Enter the amount of the retroactive or special payment.
Enter the due date of the retroactive or special payment.
This tab will be added to the Rent Calculation for tenants with Prorated Assistance selected on the Contract tab and ineligible household member(s).
The number of household members pulls from Household Composition.
The number of household members who are eligible citizens from Household Composition.
Displays the percent of household members who are eligible citizens.
Displays or allows entry of the maximum rent allowed.
Displays the amount of subsidy for the family.
Subtract the Tenant's TTP from the Maximum Rent amount divided by the Total Family members and multiplied by the Eligible Members.
Displays the family's prorated TTP.
Subtract the Eligible Subsidy from the Maximum Rent.
The Utility Allowance for the unit, if any, will be displayed.
Displays the amount of rent the tenant should pay, if any.
Subtract the Utility Allowance from the Mixed TTP. If the result is a positive number, it will be displayed here.
Displays the amount of credit due to the tenant, if any.
Subtract the Utility Allowance from the Mixed TTP. If the result is a negative number, it will be displayed here.

The income percent restriction should be entered if Other has been selected for "Household meets income restriction at". This field is not shown when a percentage is selected.
Displays the Contract Rent for the unit. This figure may be edited.
Displays bedroom size information.
Displays the Utility Allowance.
Displays the amount of rental assistance for the tenant.
If an Other Monthly Charge code has been setup in the Community Master for this property, the charge field will be available for an amount to be entered if it applies to this tenant.
The gross rental amount for the tenant will be displayed.
The maximum rental amount for the tenant will be displayed.
Place the selection "dot" in one of the following options for the tenat:
Other
60 Percent
50 Percent
40 Percent
30 Percent
When "Other" has been selected as the Unit Meets Rent Restriction at options, the "Percent" for other should be entered. This field is not available when an actual percentage has been selected for the "Unit Meets Rent Restriction at".
Place a checkmark in the box if this statement is true.
Select one of the following options if "All Occupants are Full-Time Students" is checked:
TANF Assistance
Job Training Program
Single Parent/Dependent
Married/Joint Return
