This program may be used to setup and maintain unit information in the Waiting List or Section 8 module.
If Rent Reasonableness is used for Section 8, then new units should be entered in the Rent Reasonableness Unit Master in the Section 8 module. Once a unit is occupied, unit information will be linked/edited in the Unit Master.

The Unit Master has the following Quick Link menu options:
Enter or select a valid project number. Project numbers are setup and maintained in the Project Master in the Section 8 module. The selected Project Name will be displayed to the right.
When the Unit Master is opened from the Section 8 Tenant Master>>Quick Link menu, the project, unit and tenant number will already be selected.
Enter or select an existing unit/tenant number or enter a new unique unit/tenant number.
Note:
When using Rent Reasonableness, new units should not be entered in the unit master. New units should be entered in Rent Reasonableness. Unit information will be pulled over when an applicant is housed into a RR unit.
When the Unit Master is opened from the Tenant Master - Quick Link menu, the project, unit and tenant number will already be selected.
Enter the name of the street the unit is on. This is the street that is used in the unit's address.
View, enter or edit the physical street address in these two fields. Address 2 may be left blank if it is not needed.
View, enter or edit the apartment number of the unit. This field may be left blank if it does not apply.
View, enter or edit the city, state and zip code information for the unit.
The system will default to the same address for mailing as the unit. Change information as needed to enter a mailing address.
View, enter or edit the mailing street address in these two fields. Address 2 may be left blank if it is not needed.
View, enter or edit the apartment number of the unit, if available. This field may be left blank it it does not apply.
View, enter or edit the city, state and zip code information or the unit.
View, enter or select a valid landlord number for the unit. Landlord information is setup or edited in the Landlord Master
The name of the selected landlord will be displayed in this field.
View, enter or edit the contract rent for the unit.
Enter or select the agent's ID if the landlord has an agent. Leave the Agent ID blank if there is no Agent for the landlord.
Check this field if the Landlord's HAP payment is to be sent to the selected Agent ID. Leave unchecked if there is no landlord agent.
Enter a check mark in the box if voucher payment standards are to be locked for the unit.
When rent is recalculated using the Rent Calculation program, the information in the Voucher Payment Standard field will not change for this unit.
For an existing unit, County information may be viewed or edited. For a new unit enter or select a county code to associate with the unit. County codes are setup and maintained in the County Master.
For an existing unit, Location information may be viewed or edited. For a new unit, enter or select a location code for this field. Location Codes are setup and maintain in the Location Master in the Section 8 module.
View, edit or enter the unit's street address number.
View, edit, enter or select a Census Code. Census Codes are setup and maintained in the Census Tract Master in the Section 8 module.
Place a checkmark before the types that apply for this unit/project. Available types are:
SRO: 1 room occupied by one person
Group Home (Prorate Gross Rent)
Own Manufactured Home, lease space
Project Based Unit
Information that is marked as Click Here should be entered for the unit.
View, edit or enter the actual bedroom size for the unit.
View, edit or enter the voucher bedroom size.
View, edit or enter the year the unit was constructed.
Click in the field to enter a checkmark if the unit is handicapped accessible.
This is a required field, select one of the following to replace "click here":
Up to 500 Feet Square
501 to 750 Square Feet
751 to 1200 Square Feet
1201 or More Square Feet
This is a required field, select one of the following structure types to replace "click here" for the unit:

This box should be checkmarked if field 2m, Enhanced Voucher, should be checked on a tenant's 50058 for this unit.
Enter the amount of debt service.
Enter the amount of base rent.
Enter the assigned contract number in this field.
Enter a checkmark in any of the following that applies for the unit:
Mod Conversion
Mod Extensions
Mod Rehab SRO Unit (Not Homeless)
Mod Rehab SRO Program for Homeless
If Utility Tables are not used the unit type is not needed.
View, edit, enter or select a unit type to associate a Utility Allowance Table with the unit. Utility Allowance Tables are used during rent calculations and are setup in the Tenant Management and Section 8 modules.
Note:
The selected unit type will associate a utility allowance table with the unit.
The description of the selected Unit Type will be displayed.
The description of the effective Utility Allowance table will be displayed.
Note:
Utility Allowance Tables have an effective date. The utility allowance table that will be effective will be the table whose effective date is closest to, but not greater than the effective date for the unit.
Select the fuel used in this unit for heating from the drop down menu.
It the unit should have a heating allowance checkmark the box.
If selected and Utility Tables are not used, enter the allowance amount in the $ field. This field will not be available if utility tables are used.
Place a checkmark in the box if the unit should receive an allowance for air conditioning.
If checked when Utility Tables are not used, enter the allowance amount in the $ field. This field will not be available if utility tables are used.
Select the fuel used for cooking in this unit from the drop down menu.
Place a checkmark in the box if the unit should receive an allowance for cooking fuel.
If checked when Utility Tables are not used, enter the allowance amount in the $ field. This field will not be available if utility tables are used.
Place a checkmark in the box if the unit should receive an allowance for other electrical uses other than heating or cooking.
If checked when Utility Tables are not used, enter the allowance amount in the $ field. This field will not be available if utility tables are used.
Select the fuel used to heat the water in this unit from the drop down menu.
Place a checkmark in the box if the unit should receive an allowance for heating water.
If checked when Utility Tables are not used, enter the allowance amount in the $ field. This field will not be available if utility tables are used..
Place a checkmark in the box if the unit has a gas surcharge allowance.
If checked when Utility Tables are not used, enter the allowance amount in the $ field. This field will not be available if utility tables are used.
Place a checkmark in the box if the unit has an electric surcharge allowance.
If checks when Utility Tables are not used, enter the allowance amount in the $ field. This field will not be available if utility tables are used.
Place a checkmark in the box if the unit should receive an allowance for water.
If checked when Utility Tables are not used, enter the allowance amount in the $ field. This field will not be available if utility tables are used.
Place a checkmark in the box if the unit should receive an allowance for sewer utility payments.
If checked when Utility Tables are not used, enter the allowance amount in the $ field. This field will not be available if utility tables are used.
Place a checkmark in the box if the unit should receive an allowance for garbage collection.
If checked when Utility Tables are not used, enter the allowance amount in the $ field. This field will not be available if utility tables are used.
Place a checkmark in the box if the unit should receive an allowance for their range.
If checked when Utility Tables are not used, enter the allowance amount in the $ field. This field will not be available if utility tables are used.
Place a checkmark in the box if the unit should receive an allowance for the refrigerator.
If checked when Utility Tables are not used, enter the allowance amount in the $ field. This field will not be available if utility tables are used.
The total of the allowance amounts entered will be displayed.
When a check mark is in the "Exempt from U/A Voucher Size" box, utility allowances will be calculated on Bedroom Size. When the box is unchecked, utility allowances are calculated on Voucher Size.
Users may enter a text note in this area regarding unit's utilities.
Tax Items are setup in Section 8 Tax Tracking Setup and displayed under Applicable Taxes. New units created from Rent Reasonableness will have the taxes that have been checked as a Default Tax Type will have those tax items checked. For existing units, one or more of the listed tax items should be checked manually. A Tax Item that is checked will have a column in the tax grid available to record payment of the tax.
During the re-examination process record the Landlord's payment of the taxes by checking the appropriate box in the grid for the tax year.
Tax years may be entered in the grid manually or created using the Create Tax Tracking Entries process.
Note: Columns are added or removed from the grid by checking or un-checking a listed Applicable Tax.
If using Rent Reasonableness, a Rent Reasonableness Unit may be selected to associate with an existing Unit. If Rent Reasonableness is not used, this field may be left blank.
When a tenant is moved in using Rent Reasonableness the RR Unit Number will already be associated and will be displayed.
These three fields are populated by the system when a rent reasonableness unit is associated and the Find Comparables program is run and the selected units from the comparison are saved. If there were no comparable RR units selected, these fields will be blank.
When Rent Reasonableness is being used, the Find Comparables program is run to find and select other Rent Reasonableness units that compare with this Unit's associated Rent Reasonableness unit.
Up to three of the selected comparable RR units that the Find Comparables program found will be displayed in these fields.
Enter or select an inspection group for the unit, if applicable. Inspection Groups are setup and maintained in the Inspection module.
Section 8 units may be linked to a Tenant Management Tenant using the linking fields.
View, edit, or select a company for the tenant management link. This field may be left blank if a tenant management unit does not need to be linked.
Enter an area number for the link or use the Unit browse to select the area, community and unit numbers. This field may be left blank if the unit does not need linked.
Enter a community number for the link or use the Unit browse to select the area, community and unit numbers. This field may be left blank if the unit does not need linked.
Enter a unit number for the link or select the area, community and unit number. This field may be left blank if the unit does not need linked.
Enter the tenant suffix of the tenant currently residing in the linked unit. This field may be left blank if the unit does not need linked.
Checkmark any amenities that are available in the unit or view the amenities that were marked for the Rent Reasonableness Unit. Amenities are setup and maintained in the Amenities Master in the Section 8 module.
Checkmark services that are available in the unit or view the services that were marked for the Rent Reasonableness Unit. Services are setup and maintained in the Service Master.
Checkmark facilities that are available in the unit or view the facilities that were marked for the Rent Reasonableness Unit. Facilities are setup and maintained in the Facilities Master in the Section 8 module.
